When a tenant moves in and out, landlord and tenant record the condition of the flat; in Croatia the Residential Lease Act requires it (Art. 12). On moving-out day it is the only reliable evidence of what the flat was like, and the main argument when the deposit is returned.

Flat handover record
Fill it in when the tenant moves in and again when they move out, in the same order. Both parties sign and each keeps a copy. Photograph every room, every existing damage and every meter. In Croatia this record is the zapisnik o stanju stana required by the Residential Lease Act. Prepared by Rentabl (rentabl.eu).

Condition by room
For each room: walls and ceilings (stains, holes, damp), floors, windows and doors, lights and sockets. In the bathroom and kitchen also tiles, sanitary ware, sealant, units and appliances.
