* Too little rent data for a reliable average
What these numbers are
They are asking prices: the average of what landlords and sellers ask in listings, per square metre, for all kinds of homes. Signed prices are lower.
Gross yield is a year of rent divided by the price: rent × 12 ÷ price per m². It leaves out the building fund, repairs, tax, empty months and purchase costs. For one flat, the yield calculator works out the net figure.
Outside the big cities and the coast there are few listings for long-term rent, so in many counties there is too little data for a reliable average. Their rent and yield are hatched on the map, and a town’s rent or price is shown only when it has enough listings behind it.
